How to pick where to stay

  • Book the base your resort actually feeds. In Tahoe especially, a place that looks close on a map can be on the wrong side of the lake or the wrong highway. Our resort-by-resort guides explain which towns work.
  • Check parking and shuttles before you book. Some resorts need weekend parking reservations, and some lodging that markets itself as slopeside isn't walkable.
  • Holidays fill early and cost 2 to 3 times more. If you're flexible, Sunday to Thursday nights are far cheaper.
  • Factor in the drive. Staying farther away saves money but adds a storm-day commute. See our road conditions pages.

The bookings that go wrong

These are the mistakes that are expensive to undo once you have paid. Every one is about geography or local rules rather than price, which is why a booking site will never warn you about them.

Alpine Meadows, midweek

Mountaineer, the free on-demand shuttle, serves Olympic Valley daily but Alpine Meadows only Thursday through Monday, plus selected holiday Tuesdays and Wednesdays. Alpine Meadows Road is a dead end, and TART Connect does not serve it at all. A Tuesday or Wednesday stay at Alpine Meadows needs a car, and nothing in the listing will tell you so.

Olympic Valley versus Tahoe City

This one inverts the obvious. TART Connect runs all day in Tahoe City and along the West Shore, but evening-only in Olympic Valley. The lodging closer to the lifts has the worse daytime transit, so staying farther out can leave you less dependent on a car rather than more.

South Lake Tahoe, any rental without a driveway

Street parking is banned citywide from November 1 to May 1 so the plows can work, including Ski Run Boulevard, Keller Road and Saddle Road, and El Dorado County applies the same November to May ban on county rights-of-way. Ticket and tow. If a rental sleeps six and has two legal spaces, six people cannot arrive in four cars.

Anything advertised as Northstar

Lodging marketed as Northstar is often out on Northstar Drive rather than in the Village, which makes it shuttle-dependent rather than walkable. The same geography cuts the other way, though: the Castle Peak lots at 200 Northstar Drive are free every day with no reservation, and the shuttle to the Village runs until 10pm on weekends, so you can park for nothing and still stay for dinner. Incline Village is the weak link on that shore, because TART Connect does not serve it.

Mammoth, if you plan to sleep in the vehicle

Overnight parking is prohibited in every resort lot in winter and vehicles are towed. That is the most expensive surprise on this page for anyone planning to sleep in a van. Mammoth has the best free transit of any California ski town as the alternative, including evening and late-night service, so a bed in town and no car is a workable plan here in a way it is not elsewhere.

Big Bear, and the word city

Big Bear Lake is an incorporated city. Big Bear City, confusingly, is not a city at all. It is unincorporated, and it sits east of the lake. The distinction is consequential, because the city vacation-rental rules apply only inside city limits, and those rules are strict: city ordinance bars parking on city streets from October 15 to April 15 whenever snow conditions exist, with towing and fines of up to $500, and vacation-rental guests may never use street parking. Rentals cap vehicles at the number of legal on-site spaces.

Worth knowing before you even search: 75.2 percent of housing units in Big Bear Lake were vacant at the 2020 census. This is a cabin and vacation-rental market rather than a hotel market, and the search above behaves differently here than it does in South Lake Tahoe.

Inside the city, the terrain of the street matters as much as the address. Upper Moonridge has steep driveways that want all-wheel or four-wheel drive in winter. Fawnskin is steep and winding. Fox Farm and the city center are flatter and easier to drive in snow.

June Lake, if anyone is learning

June Mountain has a single base access lift, J1, an old center-pole double, and peak weekend waits run thirty to sixty minutes and beyond. A beginner who cannot ski the blue run has to download J1 to get back to the car. Kids twelve and under ski free all season, which makes June outstanding value, but not for a first-ever weekend.

What this page deliberately leaves out

Parking prices, reservation requirements and shuttle timetables change every season, and most California resorts had not published their 2026-27 terms when we last checked. Rather than print last season's figures as though they were current, we have left them out. Everything above is structural: municipal ordinances, road layouts, and which road a given shuttle actually serves. For this season's prices and reservation rules, check the resort's own parking page directly before you book.

Where to stay near California ski resorts: frequently asked questions

Can you stay near Lake Tahoe without a car?

In places, yes. Truckee has an Amtrak station on the California Zephyr line and free TART service on the Highway 267 route through Northstar Village. Tahoe City and the West Shore have all-day TART Connect. The two places where a car is effectively required are Alpine Meadows midweek and Incline Village, neither of which is served by on-demand transit.

Is it cheaper to stay farther from the resort?

Usually yes on the nightly rate, and the trade is a storm-day commute on a mountain highway. Before booking farther out, check which chain control corridor you would be driving and what it does in a storm.

Why is street parking banned in Tahoe and Big Bear in winter?

So the plows can work. South Lake Tahoe bans street parking citywide from November 1 to May 1, El Dorado County applies the same ban on county rights-of-way, and the City of Big Bear Lake bars street parking from October 15 to April 15 whenever snow conditions exist, with fines of up to $500. In Big Bear, vacation-rental guests may never park on the street at all.

Does Big Bear have hotels?

Some, but it is overwhelmingly a cabin and vacation-rental market. 75.2 percent of housing units in Big Bear Lake were vacant at the 2020 census, which is the clearest measure of how that market is built.

Which Tahoe lodging has the best daytime transit?

Tahoe City and the West Shore, which have all-day TART Connect service. Olympic Valley, despite sitting at the base of Palisades Tahoe, has evening-only TART Connect.
