Where to Stay at Heavenly
Last verified 26 August 2026 against Heavenly, Park Heavenly, TTD/Lake Link, the City of South Lake Tahoe, El Dorado County and Caltrans.
Heavenly is the only major California resort with a state line running through it, and that line decides more about your trip than any booking site will tell you. Which side you sleep on changes where you park, what you pay, what’s open at 10pm, and which of four base areas you actually ski from.
Here’s how South Lake Tahoe and Stateline really work, and the one rule that gets visitors’ cars towed every single winter.
Heavenly Village on the California side is the only walk-to-the-gondola option. Stateline, Nevada is a few minutes’ walk from the same gondola and adds casinos, late food and free unreserved parking at the Nevada bases. Ski Run Boulevard puts you on the free California shuttle route. Kingsbury Grade is quiet and cheap and involves a steep mountain road. And you cannot park on the street anywhere from November 1 to May 1 — that one is not negotiable.
Four bases, two states
Heavenly has four separate base areas, and where you stay determines which one is realistically yours:

You can move between them on the mountain, or on the ground via the free shuttle network, which hubs at the Stateline Transit Center.
The state line, in practical terms
Parking: the carpool rule and the 11:30 rule
Last season the California Base Area required reservations at parkheavenly.com on weekends and designated peak periods from December 20. Two things made it much cheaper than it sounds:
- $20 for up to three occupants — free with four or more. You still need the reservation, but four people in one car pay nothing.
- Free before 11:30am on peak days, and no reservation needed at all after 11:30am. A late start costs you nothing.
Boulder and Stagecoach on the Nevada side were free with no reservation — limited spaces, and Heavenly’s own advice is to arrive early. On the biggest days, overflow lots at Lake Tahoe Community College and Harveys have been used.
Getting around without the car
Heavenly runs three free shuttle routes: the California route along Ski Run Blvd, a Lodging route along US-50, and a Kingsbury route out to Boulder and Stagecoach. All hub at the Stateline Transit Center.
The bigger news is Lake Link — free, on-demand, app-booked microtransit that expanded in July 2026 to cover nearly the whole South Shore, including Tahoe Keys, Gardner Mountain, the airport, Zephyr Cove and the top of Kingsbury Grade. It runs Sunday to Thursday 7am–9pm and Friday to Saturday 7am–11pm. There’s also a Highway 50 Express on roughly 30-minute headways.
Between the shuttles and Lake Link, South Lake Tahoe is genuinely one of the easiest California resorts to do without a car — which, given the street-parking ban, is worth taking seriously.
Area by area
Heavenly Village — California
The only true walk-to-lift option: the gondola base is in the village. Shops, food and rentals at the door, and the city garage handles day parking. You pay a premium for it, and it’s busy. Best for first trips, families, and anyone who doesn’t want to think about logistics.
Stateline — Nevada
The casino corridor sits directly across the state line from the village, walkable to the gondola, and it’s where the Stateline Transit Center hubs every shuttle route. Late dining, gaming, entertainment, and often better value per square foot than the village. The trade is that it’s a casino district, not a mountain town.
Ski Run Boulevard — California
The corridor running from US-50 up toward California Lodge, and the road the free California shuttle route follows. Motels, rentals and a handful of good local restaurants, generally cheaper than the village. Two cautions: California Lodge is 2.1 miles up from the village, not walking distance, and Ski Run is named in the winter street-parking ban.
Kingsbury Grade — Nevada
Up SR-207 above Stateline, close to Stagecoach and Boulder lodges and their free parking. Quieter, often better value, and served by both the Kingsbury shuttle route and now Lake Link. The catch is SR-207 itself — steep and winding, and a road you’ll want proper tires and chains for. Read our chain control guide before you commit to it.
Outlying South Lake — Tahoe Keys, Al Tahoe, Meyers
Bigger houses, lower nightly rates, more space for a group. Since Lake Link’s July 2026 expansion these neighborhoods are inside the free on-demand transit zone, which changes the calculation considerably — they used to mean driving every day. Meyers sits at the foot of Echo Summit, so check road status before you rely on it.
Getting there
From the Bay Area it’s roughly 3.5 hours, I-80 then US-50 east. From Reno it’s about an hour. From Southern California you’re coming up US-395 and over SR-207 Kingsbury Grade.
US-50 crosses Echo Summit, and Caltrans closes it outright at R3 — same as Donner on I-80. Plan the drive around the storm, not the calendar.

Should I stay on the California or Nevada side of Heavenly?
Nevada for casinos, late dining and free unreserved parking at Boulder and Stagecoach. California for the gondola, the village and ski school or daycare at California Lodge. Both sides are close to the gondola — Stateline is walkable to it.
Do I need a parking reservation at Heavenly?
Last season, yes at the California Base Area on weekends and peak periods, booked at parkheavenly.com. Four or more people in one car parked free, and no reservation was needed after 11:30am. The Nevada lots at Boulder and Stagecoach were free with no reservation. 2026-27 terms are not published yet.
Can I park on the street in South Lake Tahoe in winter?
No. Street parking is banned citywide from November 1 to May 1 for snow removal, including Ski Run Blvd, Keller Rd and Saddle Rd, and El Dorado County applies the same ban on county roads. Vehicles are ticketed and towed. Confirm your rental has off-street parking for every car.
Can I ski Heavenly without a car?
Yes, more easily than most California resorts. Three free Heavenly shuttle routes hub at the Stateline Transit Center, and free on-demand Lake Link expanded in July 2026 to cover most of the South Shore including Tahoe Keys, Zephyr Cove and the top of Kingsbury.
How far is Heavenly from the Bay Area?
About 3.5 hours via I-80 and US-50 in good conditions. US-50 crosses Echo Summit, which Caltrans closes at R3 chain control, so allow considerably more in a storm.
Is Emerald Bay open in winter?
Often not. SR-89 at Emerald Bay closes every winter without exception in recent memory. Don’t trust a routing app to send you around the west shore — check Caltrans QuickMap before you leave.
